City Vista, a new project of three mid-rise buildings, includes 455 luxury condos and 244 apartments, 70,000 square feet of retail and restaurant space, a 50,000 square foot Safeway, nearly 800 underground parking space, and a one-acre private park. TPSi provided oversight during planning, pre-construction, and construction.


Waterview Towers

Waterview Towers, which rises nearly 300 feet into the Rosslyn skyline, includes two towers over a podium. The larger tower provides 620,000 square feet of pre-leased office space. The other tower features 19 floors of luxury condominiums above a 154-key luxury/boutique hotel, Kimpton Hotel Palomar. In addition, there is a large terrace on the fourth level over the podium that includes 900 parking spaces. TPSi was involved in oversight of this project through planning, pre-construction, and construction.


77 K Street, NW

TPSi’s involvement began in 2005, while the project was in the planning phase under a former owner. TPSi’s role continued after the owner’s interest was sold to Brookfield Properties. In an oversight capacity representing ING Clarion, TPSi continues to monitor the construction of this 11-story building north of Union Station and at the edge of the emerging NOMA market. The project is scheduled to deliver in fall 2008.


2121 K Street, NW

2121 K Street is a three-story addition to an existing and occupied eight-story office building located on K Street, NW, in Washington, DC.  The project also includes renovations to all existing public areas, including a new fitness facility, main lobby, modernized elevators, new typical floor hallway finishes, and restrooms.  Work was performed with all but one floor occupied.

As phase two of a master-planned Pentagon City development, Two Met will include 300 luxury apartments, ground floor retail, and a 57,800 square foot public park at completion. TPSi provided oversight services since pre-construction. Construction is projected to be complete in 2010.

TPSi conducted pre-acquisition due diligence services at 50% of construction completion and oversight services on the new owner’s behalf through completion of this luxury 399-unit, 18-story apartment building located in Pentagon City. The building is the first phase of a 16-year program, which is expected to include a total of eight buildings.
